The project was for the repair and refurbishment of an existing timber framed, Category B-listed building which was built in 1881 for visitors to Strathpeffer (at that time one of Europe’s finest spa resorts). The building had lain largely unused for over 25 years and had thus fallen into disrepair. Extensive structural repairs were carried out and the existing timber frame was strengthened. The roof was re-slated and the original ‘lantern’ (removed early last century) replaced with a replica. The veranda - which was originally open –was glassed in to provide a comfortable all-weather seating area. The patio beyond the south-facing veranda was laid with Caithness flags. The refurbishment was carried out as near to the original design of the building as possible. In 2005 the project received a ‘Commendation’ from the Civic Trust Awards.
Principal Elements included:
Structural timber repair
Slate roof with associated leadwork
Glazed roof lantern and veranda screen
Recovered timber flooring and new ‘Junkers’ timber flooring
Key Issues:
- Restoration and refurbishment of joinery and leadwork to Historic Scotland’s specification and acceptance
- Requirement for high quality workmanship, joinery and finishes
- Planning and programming of interdependent phased demolition and construction in close proximity
- Detailing, fabrication and installation of modern M&E services in an existing historic building
